大温8月房屋销量上涨15.7%,楼市进入平衡市场

据大温地产局的(Real Estate Board of Greater Vancouver)刚刚发布的的8月份销售数据显示,今年夏天大温的房屋销量较去年略有增长。

销量同比上涨15.7%

8月份售出2231套住宅,与去年同期相比增长15.7%。所有类型的住宅,包括独立住宅丶城市屋和公寓的销售都出现了增长,尤其以独立屋的涨幅为最大。

8月份独立屋的销量为706套,比去年同期上涨24.5%;公寓的销量为1116套,比去年同期上涨8.9%;城市屋的销量为409套,比去年同期上涨21.4%

不过,与今年7月的强劲增长相比,8月的销量则下跌了12.7%。大温7月份的房屋销量为2557套。

大温地产局主席Ashley Smith表示,8月的销量比十年平均水平只低9.2%,使得大温地产的夏季销量回到更为历史正常的水平。

楼市趋于平衡

8月份MLS(多重挂牌交易系统)上新增挂牌数为3747套,比去年同期下降3.5%,与7月份4613套的新增挂牌数相比,则下降了18.8%。

目前,大温MLS上总的挂牌数为13396套,与去年同期相比增加13.3%,但与今年7月相比减少5.9%。Smith表示,随着购房者的需求增加,房屋供应量不会像今年早些时候那样积存起来,“这些变化正在创造更加平衡的市场”。

来看看具体衡量市场趋势的售挂比数据。8月综合房屋类型售挂比为16.7%,已经进入平衡市场。分房屋类型来看,独立屋的售挂比为12%,城市屋的售挂比为18.4%,公寓的售挂比为21.2%,说明独立屋已经处在从买方市场进入平衡市场的边缘,城市屋为典型的平衡市场,公寓则回到卖方市场。

这些售挂比数据可以解读为大温楼市正在走出低谷,进入更加平衡的常态。这对买家和卖家来说都是好事。因为楼市向好,有又更多卖家愿意挂牌,买家的挑选余地增大;对卖家来说,则可以卖出更好的价格。

房屋基准价格独立屋跌,公寓丶城市屋涨

8月份大温房屋的综合基准价格继续下跌。8月份的综合基准价为99.33万元,较去年同期下跌8.3%,比7月份下跌0.2%。

分房屋类型来看,独立屋的基准价比去年同期下跌9.8%,至140.67万元,比今年7月下跌0.7%;城市屋的基准价比去年同期下跌8.9%,至77.1万元,比今年7月上涨0.2%;公寓的的基准价比去年同期下跌7.8%,至65.4万元,比今年7月上涨0.1%。

 

房屋的“租金回报”和“资本增值”,到底哪个重要?

在海外做房产投资,“租金回报”和“资产增值”,谁才是真爱?虽然有可能同时获得既有强劲资本增长又有高租金回报率的房子,但这种情况实属罕见。通常,投资者需要在这两者之间做出抉择。

No.1 何谓投资回报?

租金回报就是ROI( Return on Investment or Rental Yield), 也就是指租金回报率,俗称“以租养房”。它是指租房获得租金与房屋价钱的比值。租金回报率可用来衡量房产的投资收益情况,可以真实反映市场的真实需求。

租金回报率很重要,因为它们可以帮助还贷款,这是购买投资房之初的主要目的。租金回报的优点是投资风险较低,能产生现金流,从而帮助保护投资者免受利率冲击,同时减少持续现金投入的潜在需求。当然,在房产出售时,资本增值收益很可能会比拥有强劲资本增长的房产(独立屋)低,特别是将房屋年复合增值率的影响考虑在内,这是其最明显的劣势。

No.2 何谓资本增长?

资本增值就是所谓的Capital Gain or Capital Growth,也就是房产现有资产价值减除购入时之价格,所赚取或损失之价值。即当持有的可变卖资产(如股票、或者房产),在脱手时,其卖价高于原先购进成本,即产生利润,此利润为已实现的资本利得。

在考虑购买资本增值的房屋时,获得可观的资本增长是每个投资者的目的,从长期来看,要把强劲的资本年增长率定义为通货膨胀率加上4% - 5%,因此考虑的资本增值率应保持在6.5 - 7.5%之间。

资本增值空间较大的一般是独立屋。资本增值的优点是具有产生长期资本收益的潜能。不足之处在于持有该类投资性房地产期间需面临利率风险,如果按揭利率上调,您很可能要向房贷月供贴钱。

No.3 适合你的才是最好的

如果是首次置业或者希望每个月能通过房屋产生现金流,则“租金回报”更适合你。如果投资多套房屋,选择其中几套高租金回报率的房屋,使用多余的现金来支付另外几套高资本增值的房屋开支。如果资金充裕,当然是“资本增值”为更好的选择。

最后,教您几招如何选择高回报的房子。

1、选择配套齐全的社区作为自住房: 您可能会喜欢宁静私密的郊区小镇,但是以投资为目的选房首先要考虑的是未来租客的需求。便捷的公共交通、充足的购物、餐饮娱乐等配套设施都是租客们关注的要点,也是未来房产升值潜力所在。

2、选择优秀的学区: 近年来,从中国到美国留学的人越来越多,很多留学生会在学校附近租房子。而且,选择租房的人士中,还有很多年轻的夫妇,他们通常都会关注将来或目前孩子所就读的学校。许多租客愿意为了更好的学区支付高出20%-30%的月租金。因此,投资好学区房是个不错的选择。

3、关注当地就业状况:当地就业市场的好与坏也直接影响到投资房租金的收益。就业机会充足的地区对于租房的需求和租金回报远远高于那些难找工作的地区。

4、选择房间多的房产: 一套四房、室内面积为1800英尺的别墅和六个稍小房间的同等面积房产,哪一套更合适作为投资房?答案不言而喻,是六房别墅。在同等面积的情况下,选择房间更多的房产作为投资,可以在以后获得更多的租金。

5、选择维护费低的花园: 很少有租客会花大量的时间和金钱在租住房的花园上。所以,如果投资房有较大面积的花园,你一定要选择产生较低维护费用的绿化设计。

6、确认是否可租: 确认是否可租,非常关键。因为,有些地区的房产处于特殊规划内或者所处社区的业委会不允许租客入住,所以,你在选择合适的投资房时,必须仔细检查房产是否属于合法出租物业。
