房屋销售减少使大温哥华住房市场的房产累积,价格趋于平缓”大温地产局当选主席Ashley Smith表示。 “当前买家有更多的房源可以选择。自春季以来,房屋上市总量已上升至四年来市场未见的水平。



再看看所有类型房屋的总体情况,成交与挂牌比(sales-to-active listing ratio)为12.2%。其中独立屋的比例为7.8%,联排别墅的比例为14%,公寓的比例为17.6%。


“与过去几年相比,大温哥华地区的住房市场发生了变化。联排别墅和公寓市场相对均衡,独立屋市场仍处于明确的买家市场,”Smith说。 “对于购房者和卖家来说,与他们的房地产经纪人合作,了解这些趋势对他们意味着什么是非常重要的。”

根据The MLS® Home Price Index,9月大温所有住宅的基准价格为$1,070,600,比去年9月上涨了2.2%,过去三个月下降了3.1%。









缺失的中段 | 谈一谈大温获批双拼屋背后的故事



目前,温哥华的Strathcona、Kitsilano和Grandview Woodland社区等已被允许建双拼屋,新政策使可改建双拼屋的区域扩展到Dunbar 、Kerrisdale和West Point Grey等传统“豪宅区”,可以预见,未来这些区域的面貌将发生重大改变。这是继温哥华放宽后巷屋(laneway suites)政策后的另一重磅。它会不会对城市造成太大的影响,但是有专家预测,新政策将推动地价上涨。温哥华地价很可能将再次起飞。可以说温哥华的城市面貌将发生将根本性变化。这也意味着温哥华的独立屋会越来越少,会越来越贵,难保不会到达有钱也买不到的境地!

从图中不难看出,温哥华所有的独立屋住宅分区,除去RS-3和RS-3A的分区(49街以北,37街以南,Granville大街以西,Maple街或Cypress街以东),其它分区都已经被批准可建造双拼屋。Point Grey以及Shaughnessy的两片老牌独立屋社区(豪宅区)由于其地域和居住群体的特殊性,并未列入这次的规划范围。









温哥华市政府则在报告中指出, 假设全部符合条件的独立屋都改建为双拼,则温哥华新增低密度住宅6.7万套,按照每套新增住宅容纳3口人计算,则温哥华可以多容纳20万人口。

一样是北美国家,你可知道加拿大和美国的感恩节像是一个娘胎出来的两兄弟,长相相似,但是却是个性迥异?这些可能连美加两国人都不知道的差异,让我们来告诉你 —








加拿大第一个感恩节比美国还早40年。1578年,一位英国探险家马钉法贝瑟(Martin Frobisher)试图找出一个前往东方的航线,却误打误撞地在加拿大纽芬兰省(Newfoundland)上了岸,并举行了一个庆祝生存和收获的宴会;这个庆典被认爲是加拿大第一个感恩节。自此之後加国的感恩节日期飘忽不定,直到1957年,现今感恩节的日期才被加拿大议会制定而固定下来。


烤火鸡是感恩节的主菜,重要到“火鸡日(Turkey Day)”成为感恩节另一个浑名。准备费工丶烤制费时,烤出完美的火鸡成为好厨娘的一大考验。外皮烤得金黄的火鸡一端上桌,一般通常由男主人下刀,女主人将肉汁闪烁的肉片分送给宾客,淋上肉汁或是蔓越莓酱….. 还没动刀叉,口水已经流一地。
